Using a VA loan on new construction

I’m Frank L Coxx, a licensed North Carolina broker with NorthGroup Real Estate. These two things — VA financing and new construction — are the two I focus on, and combining them is one of the most common situations I see in the Charlotte metro.

It’s a common combination, with a few real wrinkles

A VA loan works on new construction the same way it works on a resale home — but timing and paperwork matter more. The builder has to be willing to work within VA requirements, the finished home still has to pass the VA appraisal, and a long build timeline can affect your rate lock. None of that makes it a bad combination; it just means the details need to be handled deliberately instead of assumed.

Register with your agent before the first visit

This applies whether or not you’re using a VA loan: most builders require your agent to be present, or named on your first registration, for representation to count. Call before you walk into a model home, not after. If you register alone and bring an agent back later, some builders will refuse to recognize the representation at all.

The VA appraisal still has to happen

New doesn’t exempt a property from the VA’s Minimum Property Requirements. The VA-assigned appraiser checks value and condition the same way as on a resale home. Build quality issues do turn up on new construction — a pre-drywall inspection and a full inspection before closing catch most of them while there’s still leverage to get them fixed.

Rate locks and build timelines don’t always agree

A resale closing might happen in 30–45 days. A new build might take months. That gap matters for your rate lock, and it’s worth discussing with a VA-experienced lender before you sign a builder contract, not after construction starts.
