I’ve been a licensed real estate broker in North Carolina since 2005. That’s 21 years, which mostly means I’ve watched several different markets convince everyone that this time is permanent. It never is.
I work with buyers, and specifically with two kinds: people using a VA loan and people buying new construction. Both are transactions where the buyer is at an information disadvantage, and both are ones where a general-practice agent can cost you money without ever doing anything obviously wrong.
The VA loan is a benefit people earned, and it gets treated in this business like a complication. I’ve had listing agents tell me their seller “doesn’t do VA,” which is not a thing, and I’ve had to explain the appraisal process to agents who had been licensed longer than I had. Somebody has to know it well enough to argue the point. That’s part of why I do this.
New construction is the other one. Buyers walk into a model home, meet someone friendly, and don’t register that the friendly person is the builder’s employee. There is nothing improper about that — but you should have someone on your side too, and you have to bring them before you sign in, not after.
