The first conversation matters more than the first showing

Most of the decisions that determine whether a purchase works out well happen before anyone tours a house — how much house actually fits your situation, what timeline makes sense, and what you’d be giving up by buying now versus waiting. That’s the conversation worth having first.

Get with a lender before you look

A pre-approval — not just a pre-qualification — tells you what you can actually spend and makes your offer credible when you find something. I’m a broker, not a lender, so I won’t quote you a rate or a payment; a lender you trust will walk you through the real numbers, including any first-time-buyer programs or down payment assistance you might qualify for.

What I actually do for a first-time buyer

I explain what a term means when a contract uses it, tell you when a house isn’t worth what’s being asked, and say so plainly if I think you should wait rather than buy. I get paid when you buy, which is exactly why you should be able to trust an agent who’s willing to say no.
