If the VA appraisal came in low

You have more options than a conventional buyer does. The VA’s Tidewater process gives you a chance to submit additional information before the appraisal is finalized, and the VA amendatory clause protects you from being forced to close if the appraised value comes in under the contract price — it lets you walk away with your earnest money if the gap isn’t resolved. Whether to renegotiate, appeal, or exit depends on the specifics of your contract.

If a builder has gone quiet or the timeline slipped

Builder contracts spell out — often in language that’s easy to skim past — what happens with construction delays, material substitutions, and your deposit. What you’re actually entitled to depends on exactly what you signed. That’s worth a second read by someone who isn’t the builder’s own agent.

If an inspection turned up more than you expected

Nearly every home — new or resale — has findings. The question is whether they’re normal wear, a negotiation point, or a real reason to walk. That’s a judgment call worth talking through rather than making alone under a deadline.
