The number comes from the market, not a guess

I price your home with a comparative market analysis (CMA): what similar homes near you — same area, similar size, condition, and age — have actually sold for recently, adjusted for what makes your home different. Not what a website estimate says, and not a number I made up to sound good. I'll show you the comparable sales so you can see where the price comes from.

Why overpricing costs you money

It's tempting to "start high and come down," and plenty of agents will quote you an inflated number just to win your listing. It backfires. An overpriced home sits. The buyers who'd pay fair value skip it, the days on market pile up, and a stale listing signals "something's wrong" — so you end up cutting the price and often selling for less than if you'd priced it right from day one.

A home priced correctly for its condition and market draws the most buyers at once — and when buyers feel competition, that's when you get strong offers and clean terms. Pricing is a strategy, not a wish, and getting it right on day one is worth more than any gimmick.
